| What can we offer tenants? |
No registration fees - ever
We won't charge you anything to register your details and view property.
Small holding deposit
Once you have found the right property we will ask you to complete an application form. We will then speak to the landlord to make sure they are happy to proceed. If the landlord agrees, an initial payment of £250 is required to hold the property and prevent future viewings.
Cooling off period
We allow a 24 hour cooling off period after you pay the holding deposit, so if you change your mind within this period it will be refunded.
Low administration fees
Once you have secured a property we charge a small administration fee of £100. This covers drawing up the tenancy agreement, credit checking and reference searches for one person. For each additional person there is an extra £50 charge (e.g. 1 person £100, 2 people £150 etc.). These fees will be deducted from the holding deposit.

We will provide you with written and verbal guidance explaining all aspects of your tenancy including:
• The main legal points to consider when signing the tenancy agreement
• How and when to pay the rent each month
• What happens during check-in and check-out
• Which utility bills you are responsible for
• Insurance
• Division of tenant and landlord responsibilities
All offers made and accepted are "subject to contract"
It is usual when negotiating property lettings for offers to be made and accepted "subject to contract". This makes the offer and acceptance conditional on the formal contract being prepared and signed by both parties.
